Concurrent Application Process

We are submitting three concurrent applications to the City of Calgary to facilitate our Development Vision: a Development Permit, Land Use Redesignation, and Area Redevelopment Plan Amendment. This approach is intended to offer certainty by allowing community members and the City of Calgary to assess a tangible “bricks and mortar” outcome that aligns with our proposed Land Use change and Area Redevelopment Plan amendment.


Development Permit applications illustrate the development intent through detailed schematic architectural drawings that include information on various building design elements. These elements include floor plans, mechanical details, materials, landscaping, lighting, and signage.

Land Use Redesignation - Direct Control District

To facilitate the Marc & Mada Block development vision we are proposing an increase in maximum building height and maximum buildable floor area (measured as “floor area ratio” or FAR). 

Our proposed Direct Control District approach allows for the City of Calgary to include site-specific rules around building height, massing, types of businesses, and requirements for public space and affordable housing – to provide greater assurance around the ultimate built-form outcome. 

Marda Loop Area Redevelopment Plan Amendment 

Planning decisions in Marda Loop are currently guided by the Marda Loop Area Redevelopment Plan (ARP), approved in 2014. The City of Calgary is now actively working on a new comprehensive planning document for Marda Loop and surrounding communities. This document, known as the West Elbow Communities Local Area Plan (LAP), is intended to replace the existing ARP.

We are proposing an amendment to the Marda Loop Area Redevelopment Plan and emerging West Elbow Communities Local Area Plan to designate the Marc & Mada Block property as a “Comprehensive Planning Site”.
